San Marco Whole-Home Remodel

Gut renovation of a 1920s San Marco bungalow. Two-story addition, full systems replacement.

Brief

Full-scope renovation of a historic San Marco home, including a 1,400 sq ft addition, new electrical, plumbing, HVAC, and restored original millwork.

Challenge

Historic district review, original hand-hewn framing that didn't match any modern lumber dimension, and the owners living across the street throughout.

Approach

We ran parallel tracks — restoration crew preserved original details while the addition crew built to modern standards. Daily photo logs kept the owners in the loop.

Historic review

Every exterior-facing decision went to the San Marco Preservation Society for sign-off. We pre-submitted the design package to minimize delays.

Mechanical upgrade

New 200-amp service, full ductless HVAC, and spray-foam insulation brought a hundred-year-old home to a modern efficiency standard without touching its character.
